Kate is a miracle worker!!! I was doing a 1031 Exchange from Pennsylvania and you have to find a property within 45 days and close within 180 days. To make matters worse, I couldn't be in California to do any of the search. Kate found me the perfect property the day we first spoke on the phone, she inspected it the next day, I placed an offer that was accepted and we closed within three weeks! She handled all the details with no hesitation and worked tirelessly to make sure everything fell into place with no hitches. Upon looking into a new beach front property my family and I found there was much we didnt know about the area and the types of properties we were searching for. When I teamed up with Ms. Graney, she showed us the way to a happy home. We found exactly what we were looking for and we ended up with a gorgeous beach front property with extensive views of the ocean from nearly anywhere in the house. Our home with a modern interior became a focal point of many gatherings. Which only became so because of her positive connections with many contractors,engineers, and interior designers. When my family decided to move she swiftly organized high end photographers to display our home. Kate is absolutely the best. Extremely professional and responsive - we felt like I was in the best of hands. Not only is she completely competent but a joy to work with. She had great knowledge about the coastal commission, oceanfront engineers and the oceanfront contractors that build seawalls. My husband and I are looking for our first home so we don't know much about the process but Kate sat down and explained the process to us. Kate is a fabulous agent! extremely professional. She really cared about getting back to us in a timely manner. She was fabulous with docusign and made selling our house as easy as it could be even though it was a complicated sale. Kate came in to sell our home after our mother passed away. Once we were ready to put it on the market, she had everything ready to go immediately. She responded immediately to my questions or concerns, even when I wasn't expecting to hear from her until the next day. I didn't know much about Kate or buying real estate before this purchase. This was my first home so a lot of firsts for me. I was definitely out of my element. I have dealt with realtors before for office space and other projects, but nothing from start to finish for myself. I was immediately impressed with how responsive Kate was to every request I had. She seemed to know before I did what I wanted. At first I wondered why she didn't ask me more questions in the beginning, but I quickly realized it was because she already had it all figured out.
My real estate purchase was not a simple one as it goes. We had a lot of snags along the way (outside of Kate's domain). Kate dealt with each one in stride, taking full control over each step with calmness and grace. She and I knew we had a few obstacles going into it, but we didn't know the level of difficulty it was going to reach. She stuck with it with resoluteness and aplomb, never showing defeat or irritation. In fact, Kate made me feel like I was her only client, her only project in life. While I knew this not to be true, she had the ability to make my purchase seem like the most important thing in the world. She treated the project and me first class at every turn. From morning, noon to night she was at the ready to meet, to talk, to strategize. She always had a plan and was five steps ahead of me. I deal with a lot of professionals and I'm not used to such service and capability.

I would like to recommend Kate Wells, (no relation) to anyone seeking a highly qualified professional, yet personal realtor. In August 2013 our condo went into escrow, and we had not found a new home. In the interim, we decided to rent, so I started looking in earnest. After a couple of days, it became clear this would be more difficult than we thought. I reached out to friends, and a buddy recommended Kate, so I called and we chatted briefly about my situation. WOW! After a couple of hours Kate had assembled and emailed a list of prospective rentals that met our criteria. In short order, we secured a rental that met our needs, and the stress was gone.
